Frequently Asked Questions
Q. How does pricing
compare to "site-built" homes?
A. We have found we are typically about 15-20% less
than site-builder's. Using our Assisted Building Program, we've had client's
save more than 30% below appraised value. Also; if a site builder under
estimates his cost, he has two choices: (1) Ask the homeowner to pay the
additional charges or (2) cut his expenses. This may lead to using an inferior
product or "cutting corners" on quality. Either way the
homeowner is
penalized. Since we are dealing with a factory, we know exactly what our costs are
up front and give you a firm quote before we start the process.
Q. How long will it take to build my home?
A. We can typically have a home dried in, locked
and 80-90% (living area) completed within 8 weeks after
drawing approval. Add approximately 2-3 months to finish.
This is perfect for anyone using a 1031 Exchange Program.
Q. Another builder has about 5 or 6 floor plans he
wants me to use. I like parts of them but not all. Can you
customize your plans?
A. Absolutely! We have over 70 plans to choose from
on this website. Pick one that's close to what you want
and sketch any changes you would like to make. We will
then re-draw it to fit your request.
Q. Do I need to pay an architect to draw my house
plans?
A. No! After we send Nationwide our drawing, we
will request preliminary drawings. After
"tweaking" then they will draw 3 full sets of
blueprints for your approval. This can save you hundreds,
if not thousands of dollars.
Q. What about the
quality of your homes?
A. Our homes are built at very high standards and
quality for the following reasons:
- Our homes are built with
up to 20% more lumber than site-built homes and use
plywood I.L.O. of OSB. They are generally stronger and
better built than many site-built homes since they
often must be shipped as far as 300 miles from the
manufacturing facility
- They are built in a
factory environment to the same building codes as
traditional site-built housing. This means the
interior is not exposed to the weather like site-built
homes
- All homes use
conventional materials and are designed by
professional engineers
- There are over 300
quality inspections made by third party inspectors
Q. Are these homes the
same as mobile homes?
A. No! "Modular" is sometimes confused
with "Mobile" or "Manufactured" homes.
Mobile housing is built to an entirely different code and
there is no comparison to our homes.
Q. How does pricing compare to "site-built"
homes?
A. We have found we are typically about 15-20% less
than site-builder's. Using our Assisted Building Program,
we've had client's save more than 30% below appraised
value.
Q. I received a price from another builder and he would
only give me a total price. There are some items he
included that I don't want. Can I choose the options I
want in your homes?
A. Yes! Our homes are priced starting with a basic
home package price and you pick any options you want. Each
item is priced individually and in writing. Also, if you
substitute an item, we will credit you for the existing
option. Example; You decide you want Hardi-Plank exterior
instead of vinyl siding. We will give you a credit for
vinyl and charge you for the Hardi-Plank. You will know
exactly what you will pay for everything and we guarantee
our prices.
Q. What about financing?
A. We have a number of banks and Mortgage Companies
we can refer you to.
